Derived from Sanskrit, Jiva Santosha means ‘to live in contentment, in acceptance’. It is above all a state of mind, the revelation of a state of consciousness, a desire and a will to inhabit the planet differently. It's about building for the future with an ethical vision for ourselves and for future generations.

shared values
A friendship, a series of encounters, then love at first sight for a magical place. Our expertise, our knowledge of the Mauritian market and a growing awareness of the planet's environmental challenges led to the realisation of a shared dream : the construction of a top-of-the-range, sustainable estate, respectful of the place and the environment.
This independent project began with a few partners who fully share the values of sustainable development. Through this alliance, our Jiva Santosha project was born.
Aiming for excellence, we surround ourselves with a team of experts, particularly in bioclimatic, landscaping and permaculture. As our meetings progressed, the project caught on, evolved and took off. It very quickly became clear that we wanted to welcome other people who shared our values.

The very essence of the project
Sustainable development is the cornerstone of our project, the starting point for all our initiatives.
Jiva Santosha was born out of a desire to build bioclimatic constructions with the greatest respect for the surrounding natural environment.
To take this thinking a step further, we were keen to incorporate all the principles applicable to Jiva Santosha into the United Nations' 17 sustainable development objectives, in particular :

- respecting parity within our teams;
- giving preference to local companies, whenever possible, in order to support the island's economy;
- innovating in terms of ecological and bioclimatic construction;
- strive to ensure that our villas are the most self-sufficient in water and sustainable energy possible;
- choosing building materials that demonstrate our commitment to more responsible modes of consumption and production;
- preserving endemic trees and integrating the villas into the surrounding natural environment.

Eco-conception
and negawatt principles
More than an eco-building programme, Jiva Santosha is above all an eco-designed project that incorporates the fundamental principles of the negawatt approach : sobriety, efficiency and renewable energy.
Sobriety
The design of the Jiva Santosha building focuses on energy efficiency. This means that every element has been meticulously studied to reduce the energy requirements necessary for the use of the dwelling. For example, solar orientation is optimised to maximise natural lighting and warmth in winter.
Efficiency
Energy efficiency is at the heart of the design. The materials used are carefully selected for their thermal performance, energy efficiency and durability. They help reduce the amount of energy required to meet the needs of occupants.
Renewable energies
Project ecodesign Jiva Santosha embodies a holistic vision of sustainability, where every architectural decision is guided by efficiency, sobriety and preservation of our environment.
Circular economy
of materials
In our circular economy approach, we seek to optimise the use of natural resources by completing the life cycles of materials. For Jiva Santosha, we have selected materials that are infinitely recyclable, such as :

- wood, the key element of the Jiva Santosha villas. It has the ability to trap CO2 (carbon dioxide) during its growth and can be recycled at the end of its life;
- Resysta, a natural, recyclable material made from rice husks, vegetable oil and salt. It requires no maintenance and offers an interesting alternative to wood for terraces;
- Fermacell, a material made from gypsum (a sedimentary rock) and recycled paper, used for interior walls and partitions;
- cellulose wadding, a high-performance insulation material made from recycled paper, offering a low carbon footprint and excellent thermal performance.

First PDS eco-construction
program in Mauritius
Jiva Santosha stands out as the first bioclimatic eco-construction project in Mauritius to be recognised under the Property Development Scheme (PDS).
The PDS is a programme set up by the Mauritian government to encourage and facilitate foreign investment in real estate. It offers non-citizens and Mauritian citizens the opportunity to acquire a freehold residence in Mauritius.
The PDS sets out a strict legal framework to ensure that the purchase of a property is secure and worry-free. Jiva Santosha is a PDS that aims to strike a balance between the development of real estate on the island, community impact, respect for the environment and sustainability.
In addition to the criteria established by the PDS Jiva Santosha incorporates construction quality standards and a financial guarantee of completion (GFA).
Jiva Santosha is an investment that combines beauty, environmental responsibility and financial security.
